What to Check Before Signing a Lease in Shanghai

Finding an apartment you love is only part of the rental process. Before signing a lease in Shanghai, it is worth spending some time checking the details that could affect your experience throughout the tenancy.
Start with the property itself. Check the air conditioning, heating, water pressure, appliances, windows, furniture and other important facilities. If you notice existing damage or wear, take photos and make sure the condition is recorded before moving in. It is also useful to confirm exactly which furniture and appliances will remain in the apartment.
Next, review the financial terms carefully. Make sure you understand the monthly rent, security deposit, payment schedule and which additional expenses you will be responsible for. Depending on the property, these may include utilities, management fees, internet or other charges.
Finally, clarify practical issues such as maintenance responsibilities, repair procedures, renewal terms and what happens when you eventually move out. If the landlord has made any special promises — such as replacing furniture, completing repairs or adding appliances — it is best to have these agreed in writing.
A beautiful apartment matters, but a clear lease and well-documented handover are just as important. Taking a little extra time before signing can make your stay in Shanghai much smoother.
